Unlike numerous other lenders who may sell your loan after closing, Colonial retains servicing on more than 90 percent of the home loans we originate. Colonial is also a mortgage service purchaser, meaning we buy the loan servicing to loans originated by other companies, so while you may not have worked with Colonial to purchase your home, we are happy to help maintain your mortgage account and answer any questions you may have along the way.

What is Mortgage Servicing?
Mortgage Servicing is the day-to-day management of your mortgage account. Your mortgage servicer collects your mortgage payments each month, sends you monthly statements and is who you contact should you have any questions about your current mortgage. If you have an escrow account with your loan, your servicer also collects property taxes and insurance, and ensures those dues are paid at the end of each year.
Why is Retained Servicing Important?
Retained servicing is important because unlike many mortgage companies who may sell your loan servicing rights after closing, Colonial retains that servicing, meaning more times than not, when you lend with us, you stay with us. In fact, loans that are not servicing-retained are often sold multiple times after closing and can cause confusion for the homebuyer.
